KriyaGo's MRI products work with MRI Platform X only. The post doesn't mention Property Tree or other MRI products.
The short answer
MRI Agora Orchestrator brings governed AI agents into MRI's ecosystem, and Agora Intelligence surfaces risks and opportunities across a portfolio every day. For MRI Platform X finance teams, that means fewer surprises and faster month-end investigation. Bank reconciliation, though, depends on data outside MRI: bank statements, lockbox files, card settlements, and payment returns. Matching that data to the ledger at volume, every day, is still a specialist job. The strongest month-end for PMX teams in 2026 uses Agora for portfolio-wide insight and orchestration, and purpose-built automation for the bank-to-book match.
Key takeaways
• Agora Intelligence
monitors leasing, finance, and operations workflows and delivers ranked signals: risks, trends, watches, and opportunities.
• Agora Orchestrator
runs real-estate-specific agentic workflows from a catalog of pre-built agents, with audit trails and role-level permissions.
• Bank reconciliation is different.
It starts with bank-side data in formats such as BAI2, MT940, and CAMT.053, and needs high-volume, rules-plus-learning matching across many entities and accounts.
• The two approaches work together.
Agora can flag a cash risk. Automated reconciliation makes sure the cash figures behind that signal are already matched and trustworthy.
• Start with the close.
Map your month-end tasks, decide which belong to Agora, which to bank automation, and which stay with people.
The news: 12 months of AI tools at no extra cost
At the end of September 2026, MRI Software and Commonwealth Bank (CommBank) launched a co-funded offer for Australian property management agencies. Eligible CommBank and MRI Property Tree clients can get the Property Tree Pro AI Bundle free for 12 months. The offer runs until 30 June 2027.
This is one of the most practical AI moves the ANZ residential market has seen this year. It isn't a pilot or a demo. It puts working automation inside the trust accounting system agencies already use to run their rent rolls every day.
But free software only pays off when you use it well. A year goes quickly, and the agencies that gain the most will be the ones that start with a plan. This post covers what's in the bundle, why the timing matters, and a checklist to get real value from the 12 months.
What's in the Property Tree Pro AI Bundle
The bundle groups several AI and automation tools that target the slowest parts of a property manager's week:
• Maintenance Plus
automates maintenance workflows, from the tenant's request to the tradie's job.
• Key Automate
cuts the manual tracking of keys.
• Invoice Automate
reduces manual data entry on supplier invoices.
• Inspection Manager
moves routine, ingoing and outgoing inspections to digital.
• AI Assistant for Tenants
answers common tenant questions automatically.
• Business Insights and Analytics
track how the agency and its portfolio are performing.
Agencies also get onboarding and enablement support during the 12 months.
Who is eligible: selected CommBank and MRI Property Tree clients. MRI's sales team contacts eligible agencies directly, so there's no public sign-up form. If you're a Property Tree agency banking with CommBank and haven't heard from MRI, ask your account manager.
What happens after 12 months: subscriptions renew automatically at the full price unless the agency opts out under its agreement.
Put that date in the calendar now.
Why this matters for ANZ agencies now
AI in property management has moved from conference demos to daily workflows. Across 2026, the major platforms have shipped working AI agents. Entrata announced more than 100 embedded agents in March, and VTS added lease abstraction agents in the spring (Propmodo).
The gap is no longer the technology. It's adoption. Industry surveys suggest only about one-third of real estate businesses have a structured plan for adopting technology (PropTech News, September 2026). Meanwhile, AppFolio's 2026 benchmark found AI adopters expect 31% portfolio growth, compared with 12% for non-adopters (Propmodo).
For an Australian agency, that gap shows up in one number: properties per property manager. Every hour saved on keys, invoices and inspections is an hour back for owners and tenants. That's the stated goal of the offer. In the words of David Bowie, MRI's Executive Managing Director for APAC, it is to "give property managers more time to focus on their customers."
The co-funding matters too. With a major bank sharing the cost, the usual budget objection disappears. The real question for principals becomes whether the agency can absorb the change in 12 months.
The ANZ property manager's 12-month automation checklist
Use this checklist to turn a free year into a lasting change in how the agency works.
Months 0–1: baseline and plan
1. Confirm eligibility and dates.
Ask MRI or your CommBank contact whether you qualify. Record the start date and the renewal date.
2. Measure today's workload.
Before switching anything on, record a baseline: hours per week on maintenance requests, invoice entry, key tracking, inspections, and tenant inquiries. Without a baseline, you can't prove the value in month 11.
3. Pick one owner.
Name one person to run the rollout, usually a senior property manager or operations lead, not the principal.
4. Clean the data first.
Check owner, tenant, supplier, and property records in Property Tree. Automation built on duplicate suppliers or stale contacts makes errors faster.
Months 1–4: start with the highest-volume tasks
5. Switch on Invoice Automate and Maintenance Plus first.
Supplier invoices and maintenance jobs are usually the highest-volume, most repetitive work. Wins there show up fast.
6. Keep trust accounting controls tight.
Automation speeds up data entry, but approval rules, segregation of duties, and the monthly trust reconciliation still matter. Confirm with your auditor that the new workflows meet your state or territory's trust accounting rules.
7. Train in small groups.
Run short, hands-on sessions per team, and use the onboarding support included in the offer.
Months 4–8: expand to tenant-facing tools
8. Roll out Inspection Manager.
Standardize inspection templates across the team before you go digital.
9. Introduce the AI Assistant for Tenants carefully.
Start with common questions, such as rent payment options and maintenance status. Review its answers weekly at first.
10. Digitize key tracking
with Key Automate, especially for agencies with large rent rolls or several offices.
Months 8–12: measure and decide
11. Re-measure against the baseline.
Use Business Insights and Analytics to compare hours, response times, and arrears with month 0.
12. Make the renewal call on evidence.
Three months before renewal, decide which modules to keep, using measured savings, not impressions.
13. Write down what changed.
Update procedures and onboarding material so the gains survive staff turnover.
Three things to watch
The renewal date.
The bundle renews automatically at full price unless you opt out under your agreement. That's fair, but it means you have to decide on purpose. Set a reminder at month nine.
Change fatigue.
Six new tools in one year is a lot for a busy team. Rolling them out in phases, as in the checklist above, beats switching everything on in week one.
New Zealand agencies.
The offer is run with CommBank and is aimed at Australian agencies. New Zealand Property Tree users should check with MRI directly. The checklist still applies to any agency planning an automation rollout.
The bottom line
MRI and CommBank have removed the cost barrier to AI for many Australian property management agencies. What's left is execution: a baseline, a phased rollout, clean data and an evidence-based renewal decision. Agencies that treat the 12 months as a structured program, not a free trial, will finish 2027 with a measurably lighter workload per property manager.
